Fireplace and chimney service in Edmonds
Edmonds has the highest share of gas heat we see, and a lot of 1950s and 1960s brick fireplaces. We service gas units and repair old chimneys after a free inspection.
Edmonds began as a shingle-mill town on the Sound, incorporated in 1890, and grew outward when the hills around downtown were built up as suburbs and annexed. The Census Bureau's 2024 survey shows the result: 12.6 percent of homes were built in the 1950s and 24.9 percent in the 1960s, with the median year built at 1974. Most of those houses on the hills around the Bowl and out toward Five Corners and Perrinville have a brick fireplace or two, now some sixty years old.
Gas heats 49.6 percent of Edmonds homes, the highest share of any city we serve, and many of those old brick fireplaces have since been fitted with gas logs or a gas insert. That makes our Edmonds work a mix of gas fireplace service and masonry repair on chimneys that see rain more days than not. At the free inspection we check both the gas unit and the chimney around it, take photos and write down the price of any work before we start.
Gas inserts in old brick fireplaces
A gas insert in a masonry fireplace vents through liners run up the old chimney, so the chimney still matters. The crown and cap keep water off the liner and the brick, and the liner connections need checking. On older installs we also find inserts vented into an unlined flue. A gas insert typically runs $2,000 to $8,000, gas fireplace repair $150 to $1,000, and a crown $600 to $2,200.
Edmonds' own historic register
Edmonds keeps a local register of historic places, created by its historical commission, and the Carnegie Library is the city's one National Register listing. Unlike the National Register, the city's designation comes without design or building restrictions. On those older homes we repoint old brick with a mortar that matches, because the National Park Service warns that mortar harder than the brick causes cracking and spalling. Repointing typically runs $500 to $2,500.

FAQ
Edmonds chimney questions
Our Edmonds house has a gas insert in the old brick fireplace. Does the chimney still need attention?
Yes. The insert vents up the chimney, so the crown, cap and liner still keep water and debris out. We check the insert and the chimney together at the free inspection and photograph both.
How often should a gas fireplace be serviced?
Once a year. The pilot, burner, logs, glass seal and vent should be checked, and carbon monoxide alarms confirmed. Yearly service typically runs $150 to $350.
Can I use my fireplace during a burn ban in Edmonds?
A gas or propane fireplace or insert, yes, in both Stage 1 and Stage 2. A wood fireplace, no. Edmonds is in Snohomish County, where bans can be called on a lower trigger than in King County.
How much does a chimney cleaning cost in Edmonds?
We price the cleaning at the free inspection, once we have seen the flue and how much buildup there is. You get the price in writing before we start. We book Sunday to Friday in 3-hour windows and call to confirm.
