Chimney Repair for Seattle's Older Brick and Newer Homes

Most chimney damage here comes from water: rain, moss and a few dozen freezing nights a year. We find what is failing, photograph it and price the repair before any work. Most jobs run $300 to $3,500.

The Seattle metro has a lot of old chimneys. By the Census Bureau's 2020 to 2024 count, about 22.8% of Seattle homes and 26.9% of Tacoma homes were built in 1939 or earlier, roughly twice the national share. Those houses, the Craftsman bungalows, Seattle Boxes and Tudors, almost all have brick chimneys that have taken decades of rain and moss.

Newer homes on the Eastside and in Snohomish County more often have factory-built fireplaces with metal flues inside a framed chase, and they fail in different ways: rusted chase covers, leaking siding seams and loose caps. We repair both kinds, and we start every job with a free inspection and a written price. Each problem gets its own line on that price, so you can see what is urgent, what can wait a season and what is simply wear worth watching.

Signs you need this

  • Loose, cracked or crumbling brick, or mortar sand on the roof
  • A cracked concrete crown on top of the chimney
  • Water stains on the ceiling or wall next to the chimney
  • Rust streaks running down a metal chase or its siding
  • Moss growing thick on the brick or where it meets the roof

How we do it

  1. Inspect and photographWe go over the chimney from roof to firebox and photograph each problem we find.
  2. Price each repairEach repair gets its own written line, so you can do the urgent ones now and plan the rest.
  3. Do the workWe repair with materials that suit the chimney, including softer mortar for old brick.
  4. Show the resultBefore and after photos of each repair, and notes on anything to watch later.

What do chimney repairs cost around Seattle?

Small repairs such as a new cap, sealing a crack or replacing a few bricks are typically $300 to $1,000. Crown, flashing or repointing work is typically $500 to $2,500. Replacing spalled brick across a larger area is typically $1,000 to $3,500.

When the damage goes beyond repair, for example a leaning top or loose brick through several courses, a partial rebuild is the better spend. We explain the difference with photos rather than jumping to the larger job.

Do I need a permit for chimney repair in Seattle?

Seattle's chimney repair rule, Director's Rule 5-2004, says repairs that cost the owner less than $4,000 do not need a building permit, but the work must still follow the rule. Minor patching is exempt from both. Work that reaches below the top of the smoke chamber needs a full rebuild and a permit at any cost. Confirm current requirements with Seattle's Department of Construction and Inspections, because rules are revised from time to time.

Outside Seattle, each city and King County has its own rules. We check what your city requires before the work is scheduled.

What if the house is in a historic district?

Seattle has eight historic districts, and in them a Certificate of Approval is needed before changing the outside appearance of a building, even for work that normally needs no permit. Harvard-Belmont, on the west slope of Capitol Hill, is the mostly residential one.

Repair in kind, using the same materials and details, needs no certificate, but the board coordinator must confirm that before the work starts. We plan the job so it matches the existing brick and mortar.

FAQ

Chimney Repair questions

How much does chimney repair cost?

Most repairs run $300 to $3,500. Small fixes are typically $300 to $1,000; crown, flashing or repointing $500 to $2,500; spalled brick $1,000 to $3,500.

Is it a repair or a rebuild?

If the damage is limited to a few bricks, joints or the crown, it is a repair. A leaning or loose top usually needs the top courses rebuilt.

Can you repair a factory-built chimney?

Yes. We repair chase covers, caps, the metal flue and the framed chase around it.

Does insurance cover chimney repair?

Sudden damage such as a storm or earthquake may be covered, depending on the policy. Wear from age and water usually is not. Our photos help with a claim.

Can repairs be done in the rain?

Some can. Mortar and concrete work needs a dry window, so we schedule around the forecast.
